Terms & Conditions

A deposit of £100 per week booked is required to confirm a booking.

Balance of payment is due at least 8 weeks prior to departure.

Bookings made less than 8 weeks before departure must include full payment to confirm the booking.

"Late Deals" are for requested dates that are less than 8 weeks to departure. (Full payment required to book)

The owners reserve the right to cancel a booking if payment is not received by the due date.

Any cancellations must be submitted in writing as soon as possible to the owners.

Cancellation charges will be as such:

More than 8 weeks prior to arrival    = Loss of deposit

4 - 8 weeks prior to arrival                  = Loss of deposit + 50% of rental charge

Less than 4 weeks prior to arrival      = No refund

Medical expenses in the USA are extremely high, and we recommend that all visitors take out adequate travel insurance before departure.

The owners cannot be held responsible for any losses or accidents that may occur whilst visiting the property.

Sorry, but pets are not allowed in the property. Smoking is only permitted outside the house or in the pool/lanai area.

Detailed driving directions and villa access instructions will be sent to guests approximately 10 - 14 days before arrival date.
